The second quarter of 2025 started slow. April activity was sluggish—among the slowest we’ve seen in recent years—as the market responded to shifts in interest rate expectations and a dip in the stock market. But by late spring, the pace began to rebound.

  • Median List Price: $450,000
    ⬆️ Up 2.3% from Q2 2024
    Sellers remain optimistic, and we're not seeing widespread price reductions.

  • Median Under Contract Price: $450,000
    📊 Exactly the same as this time last year, signaling consistent buyer demand for well-priced homes.

  • Median Sale Price: $450,000
    ⬇️ Down just 0.2% year-over-year—a statistically flat result that highlights how balanced the market has become.

📦 Inventory Trends: Listings Are Up, Closings Are Down

Atlanta is following a national trend: more homes are hitting the market, but buyers are taking their time.
